A broker’s opinion of value, often called a BOV, is a real estate broker’s estimate of what a property could sell or lease for in today’s market. It is based on recent comparable sales and leases, current zoning, location and the condition of the property.
A BOV is market focused. It answers the practical question: if we took this property to market now, what would buyers or tenants realistically pay?
At Mercier Commercial, a BOV is free and comes with no obligation to list.
What is an appraisal?
An appraisal is a formal valuation completed by a licensed appraiser. Appraisers follow professional standards set by The Appraisal Foundation and produce a detailed written report. Lenders, courts and government agencies usually require an appraisal because it is an independent, standardized opinion of value.
Appraisals take longer and cost money, often more for commercial property because of the added complexity.
The key differences
Purpose. A BOV helps you make decisions about selling, leasing or buying. An appraisal is typically used for financing, legal matters, estates and taxes.
Who prepares it. A BOV comes from a licensed real estate broker who works in the market every day. You can verify any Florida real estate license through the Florida DBPR. An appraisal comes from a licensed appraiser.
Cost and speed. A BOV is often free and fast. An appraisal has a fee and a longer timeline.
Perspective. A broker looks at what is happening right now, including buyer demand, active competition and how to position the property. An appraiser focuses on a formal, supported value as of a specific date.
When to get a BOV
A broker’s opinion of value makes sense when you are:
- Thinking about selling and want to know if the timing is right
- Deciding between selling and leasing
- Setting a listing price or asking rent
- Reviewing an unsolicited offer
- Planning your long-term investment strategy

When you need an appraisal
You will usually need an appraisal when a lender is involved, when settling an estate, for certain tax purposes or in a legal dispute. A BOV is not a substitute in those situations.
Why local knowledge matters
Online estimates rarely work for commercial property. There are fewer sales, every property is different and small details like zoning, access or utilities can change the value significantly. A broker who knows the local market can explain not just the number, but why.
Bryant Mercier brings more than 35 years of real estate experience and a decade in commercial and residential lending to every valuation, so owners get a realistic view of how buyers and lenders will see their property.
